- Typically, we design garden rooms from around 3m x 2.5m (our recommended smaller size for comfort and practicality) up to around 30m2 internal footprint. Because we build bespoke, we can be entirely flexible on size so speak to our team about what we can created.
- Consider an L-shaped and multi-room options to make the most of your building e.g. a dedicated gym room and separate cinema room
- Allow a minimum of 1m x 1m for the inclusion of a toilet room or shed store.

FAQs
How big can I build my garden room without planning permission?
As our garden rooms are classed as outbuildings, your home leisure space will likely fall under permitted development and therefore shouldn’t require planning permission in most cases.
This, however, depends on the dimensions and height you are looking to build. Typically, the maximum footprint size that falls under permitted development is 30m2 (internal footprint) but as always, permitted development rights are unique to each property, so you’ll need to check on any existing adaptations to your home, and other implications like whether you’re in a flat or conservation area.
If you’re looking to add a roof light, living roof, or need extra height for your chillout room (that means anything above 2.5m) you’ll most likely need planning permission.
Our team are not planning consultants and it’s the homeowner’s responsibility to check the permissions on the property, but we do offer a planning application service and are always happy to guide you through the process.
Can my garden room be a bespoke shape?
Absolutely! Our design-from-scratch approach means that we will create a building that fits perfectly into your garden.
The fact that our carpenters then build on-site also means we can work with the space we have available and adapt to any obstacles or odd shaped fence lines as we go.

Can I have two rooms in my leisure garden room?
Yes! Every Eden is designed from scratch and sized to suit your needs and that of your space. One of our most popular footprints is the versatile L-Shape which are often divided into two distinct rooms, but we’ll collaborate with you on ideas and work with your budget to create a garden room that fits your vision.
Include a toilet or shower room for added comfort. Or why not also consider including an integrated shed store? Extra storage will help you streamline your garden and declutter your leisure space. We’ll give your shed its own external door, concealed carefully within the same cladding as the main building. Internal access can be added if needed.
Your garden room is there to enhance your leisure time, so we’ll always work with you to get everything just right.
How close can my garden room be build to my fence or boundary?
As every garden is different, we would always carry out a site inspection before advising on the exact positioning of your garden room. However, due to our flexible build process, it’s possible that we could build as close as 10-15cm from your boundary line. Buildings positioned very close to a boundary may need a non-combustible concrete panel (instead of cladding) where the boundaries meet, and our team can discuss this with you during a survey.
Can my TV be wall mounted in my leisure garden room?
Sure, no problem. As part of our premium essentials, we fit brushed steel plug sockets, spotlights and Wi-Fi connectivity as standard, and we can also quote to integrate any tech needed to make your room the social space you hope for.
