FAQs

How long does it take to build an Eden?

For the majority of our garden room projects, you can usually expect for our team to complete the build within two weeks. Our carpenters hand craft on site, so while quality takes time, we can assure you it’s worth the short wait.

Within those two weeks you can expect your building to be totally complete and ready to enjoy. That’s high-grade insulation, bespoke glazing, all essential electrics, WI-FI, heating and painted plastered walls.

Of course, if you opt for anything more complex, like site clearance or bathrooms that require water and waste connections then we may take slightly longer to complete the job.

Do I need planning permission for a garden room?

As our garden rooms are classed as outbuildings, most typical garden rooms tend to fall under permitted development and therefore shouldn’t require planning permission.

Please keep in mind that this depends on the dimensions and height you are looking to build, any existing adaptations to your home, and other implications like whether you’re in a flat or a conservation area.

Our team are not planning consultants and it’s the homeowner’s responsibility to check the permissions on the property, but we do offer a planning application service and are always happy to guide you through the process.

What sizes and shapes are available for my garden room?

A better question might be, what shape and size do you want your garden room to be? We build to any size, usually up to a maximum of 30 m2 internally, in line with permitted development. L-Shape and multi-room options are available and offer a great way to maximise the use of your space.

Our garden rooms are completely bespoke and designed from scratch to suit your needs and that of your garden. Speak to our team and let’s create a garden room that’s just right for you.

Is electrical connection included in the pricing?

Yes, all electricity and internet access are included as standard in the price of our garden rooms.

What foundations do Eden use?

We use a screwpile foundation as standard for all our garden rooms. Screwpiles are extremely load-bearing whilst minimising the disruption to your garden (so no digging or concrete fill, a big benefit for your garden’s eco system).

In some cases, where concrete is preferred or required (due to the ground quality or very heavy items being placed inside the room), we can quote to lay a new concrete base, and can potentially work with an existing base, subject to inspection.

Can I integrate a shed store into my garden room?

Yes, you can! And what a great idea. An integrated shed of any size can be neatly added onto the side or rear of your garden room.

Extra storage is ideal if you want to do away with the garden shed and streamline your garden with a single, stylish building. We’ll give your shed its own external door, concealed carefully within the same cladding as the main building. Internal access can be added if needed.

What are the payment terms?

When you’re ready to place your order, we will request a 25% deposit payment. This is followed by a 15% interim payment (due 2 weeks before the project begins), and then a 55% delivery payment (due on the first day of build). Finally, a 5% completion payment is due 1 week after the project is finished.

What affects the cost of a garden room?

Size is the biggest factor, but layout, glazing, finishes and optional features such as bathrooms will all influence the final price.

How much does a garden room cost?

The cost depends on size and specification, but as a guide, smaller garden rooms start from around £23,500, with larger designs increasing accordingly. Every project is tailored, so we provide a detailed quote based on your requirements.

How much does a garden room cost with a toilet and shower?

Adding a bathroom increases costs due to plumbing and drainage requirements. We’ll include this in your design and provide a clear breakdown during consultation.
